The Fylde Coast is a fantastic place to buy property. There's a genuine variety of housing — from the Victorian terraces of Blackpool to the Edwardian semis of Cleveleys to the modern detached homes of Poulton-le-Fylde — all within easy reach of the Irish Sea and with surprisingly good transport connections to Preston, Lancaster and beyond. As a surveyor who works across this whole area, I want to give buyers a genuinely useful guide to the different markets along the Fylde.

Cleveleys: The Quiet Alternative to Blackpool

Cleveleys (FY5) sits about 3 miles north of Blackpool town centre, and it has a distinctly different character. It's quieter, more residential, and popular with retirees and families who want the coast without the hustle. The seafront at Cleveleys is genuinely lovely — a well-maintained promenade with sea wall improvements completed in 2011 that have made a real difference to flood protection.

Property types in Cleveleys include a mix of 1930s–1960s semis and detached homes, some Victorian and Edwardian properties near the town centre, and more recent developments further inland. Prices are noticeably higher than in Blackpool — a well-maintained 1930s semi in Cleveleys might sell for £170,000–£200,000 compared to £130,000–£160,000 for a similar property in north Blackpool.

Surveying note: Properties within 400 metres of the seafront in Cleveleys still face coastal exposure risks. I always pay particular attention to external wall render, metal fixings, and drainage in these properties. A Level 2 survey is appropriate for many post-war Cleveleys properties, though I'd always recommend Level 3 for anything Victorian or Edwardian.

Poulton-le-Fylde: The Fylde's Most Desirable Address

If you ask most estate agents on the Fylde which area has the most consistent demand, they'll point to Poulton-le-Fylde (FY6). This market town has excellent schools (it's within the Hodgson Academy and the wider outstanding school cluster), good transport links to Blackpool and Preston, and a pleasant town centre with independent shops and restaurants. It's consistently popular.

Property in Poulton ranges from Victorian and Edwardian semis near the town centre to large modern detached houses on the various new-build estates that have developed around the town since the 1990s. The Victorian and Edwardian stock in Poulton tends to be in better condition than equivalent properties in Blackpool — partly because the area has attracted slightly more affluent buyers who have invested in maintenance.

Average prices in Poulton: terraced house £130,000–£180,000; semi-detached £180,000–£280,000; detached £250,000–£450,000+.

Surveying note: For newer properties in Poulton, a Level 2 survey is usually appropriate. For anything pre-1950, go Level 3. We also occasionally encounter non-standard construction on some of the 1960s–70s estates, which requires careful assessment.

Bispham: North Blackpool's Hidden Gem

Bispham (FY2) is technically part of Blackpool, but it has its own distinct community identity. Situated on the cliff top between Blackpool and Cleveleys, it has arguably the best views on the Fylde Coast — from the right property, you can see right across Blackpool Bay to the hills of the Lake District on a clear day.

The property stock in Bispham is dominated by Victorian and Edwardian terraces, with some later interwar semis. The area has seen gradual improvement in recent years, and prices are generally a step above the Blackpool average without quite matching Cleveleys.

Surveying note: Bispham properties on the cliff top are notably exposed to coastal winds and weather — more so than properties at sea level. I see higher rates of chimney stack problems and external wall deterioration in these properties.

Lytham St Annes: The Premium End of the Fylde Market

Lytham St Annes (FY8) is the premium end of the Fylde Coast property market. Property values are significantly higher than Blackpool — sometimes three or four times higher for comparable sizes — reflecting the area's affluent character, excellent schools, and golf courses. The housing stock includes some genuinely outstanding Victorian and Edwardian properties, as well as some of the finest detached homes in Lancashire.

For buyers considering Lytham St Annes, a Level 3 building survey is strongly recommended for any older or higher-value property. The stakes are higher, and the investment in a thorough survey is proportionately smaller relative to the purchase price.
