Blackpool Town Centre & Surrounding Areas

Blackpool is famous the world over as a traditional seaside town, and its property market reflects that history. The housing stock is dominated by Victorian and Edwardian terraced houses — many of which were originally built as boarding houses for the millions of tourists who visited in the town's heyday. Many have since been converted to flats or HMOs, which creates its own set of surveying challenges.

The town centre and North Shore areas feature dense rows of terraced houses, many still in original condition. South Shore, meanwhile, has a mix of terraced properties and inter-war semis. Our surveyors in Blackpool understand all of these property types and the common issues associated with each — from chimney stack movement to single-skin wall damp.

Cleveleys (FY5)

Cleveleys is a quiet coastal town just north of Blackpool, popular with retirees and families looking for a slightly calmer pace of life while staying close to the amenities of Blackpool. The housing stock includes a good mix of 1930s–1970s semis and detached properties, as well as some newer modern developments.

The seafront properties in Cleveleys are particularly interesting from a surveying perspective — the sea wall improvements in recent years have helped, but salt air and coastal exposure remain a factor for any property within half a mile of the Irish Sea. Our surveyors are well versed in identifying the specific defects that coastal exposure causes, from accelerated weathering of render to corroding metal fixtures.

Poulton-le-Fylde (FY6)

Poulton-le-Fylde is one of the most desirable residential areas in the Fylde, popular with professionals and families who want excellent schools and transport links while remaining within easy reach of Blackpool and Preston. Property values here tend to be noticeably higher than in Blackpool itself.

The housing stock in Poulton ranges from Victorian and Edwardian semis near the town centre to large modern detached properties on more recent estates. Period properties here often benefit from having been better maintained than their Blackpool counterparts, but a thorough survey is still essential — especially for older properties that may have had extensive alterations without building regulations approval.

Bispham (FY2)

Bispham sits on the northern edge of Blackpool, between the town centre and Cleveleys. It's a popular residential area with a strong community feel, known for its mix of Victorian terraces, Edwardian semis and 1930s properties. Bispham Road and Victoria Road are home to some of the most interesting period properties in this part of the Fylde.

Properties in Bispham often feature bay-fronted Victorian terraces in very varied states of repair. We've surveyed everything from beautifully restored Victorian bay-fronts to properties in urgent need of structural intervention. Whatever the condition, a good survey gives you the information you need.
